I had received many emails asking for land prices in Belgaum and I have just compiled some estimated market value as per the Sub registrar records. There can be some typo errors and information here has to be used only for approximate valuations. This blog does not guarantee exact and correct value.

There are bound to be many areas left out but in general you can ascertain the value by looking at the surrounding area rates. If still someone needs the value kindly mail back I will try and find out and paste it here as a comment.

Having refrained from announcing duty hikes for liquor and related products in his budget, chief minister B S Yeddyurappa succumbed to the pressures of a sharply depleted treasury, and, said that additional excise duty (AED) would be increased on alcoholic beverages while the profit margin of liquor retailers would be decreased. The structure of AED on the IMFL (Indian made foreign liquor) would be revised.


Presently, in the state, the retailers are entitled for a profit margin of 20%. This will come down with the new move. It isn’t consumers alone who will have to fork out more. Liquor retailers will have to settle for lower profits as new tax measures that erode their bottom-line will be introduced.


The retailers have to pay annual renewal license fees of Rs.3 lakhs for wine shops and 5.5 lakhs for bars. No doubt the inflation number has come down and tomorrow it will be in negative for sure but the costs for running the business is growing day by day.


A bar owner told this blog, how do we recover this 5.5 Lakhs paid as license fees when our margin is brought down from 20%. We have so many other expenses of running the bar, where will we get that from and to add to all this the number of Dry days have increased to about 25 days in a year, which is a great loss to us. He added, how one can sustain a business when you have just 10 % margin and pay a fee of Rs.600 a day.


Price Calculation methodology:
A bottle of KF would cost Rs.65 MRP which was sold by wine shops for Rs.70. so landing price = 65 -20%= 52 Plus tax

Now after the new AED same becomes 67 -10%= 61.00rs Plus tax
So in short the retailer’s margin is reduced by Rs.9 plus tax

So KF beer which was 65+5 =70 is now 70+9+5 =84. The additional Rs.5 is normally taken for chilling.

MRP is applicable for Wine shops as they have to sell as retail outlets. As a bar one can charge higher as they have Service and other overheads.
Moreover in Belgaum a lot of Military stuff (Liquor from Military canteen) is sold illegally. So the retailers pay taxes and they go without any thing.

Real estate prices not down as in metros

With recession hitting India, the banks have just today announced some benefits for loans for homes below Rs.20 lakhs. The real estate industry was in a crisis and the best way to get it up is by lowering the lending rate and the requirements for a loan.


The math’s here is simple, if loans are readily available, people will buy new homes hence the real estate developers could sell their property and build a few more which will require steel, cement and other materials.

The prices of properties all over the country have come down but that is not the case with Belgaum, Infact this could be with many tier 2 cities. The price of land on average, which was about Rs.1700 per Sq/ft, has now stagnated at Rs. 1500 per Sq/ft, which is not a great fall.

The builders in past year have many problems of raw materials like high price of steel and cement. The builders think that with the loan process made easy there could be a good business at least in the short run.

Petrol to cost 51.57 in Belgaum

After the price cut on fuel prices, the effective fuel prices in Belgaum are:
Petrol will cost Rs.51.57 (Unleaded) [old price Rs.57.03] and Diesel Rs.37.14 [old price Rs.39.33].
So effectively petrol is cheaper by Rs.5.46/liter.

Veg prices dip in Belgaum

Vegetable prices have seen a downward turn but the percentage of decline is more in the wholesale market than the retail. Prices of tomatoes that had tucked Rs 35 a kilo last month have now come down to as low as Rs 12 a kilo. Prices of all other vegetables too have come down significantly.
For instance, the wholesale rates for 10 kilos of some vegetables at Belgaum on Tuesday were cabbage (Rs 70-80), tomatoes (Rs 60-80), brinjal (Rs 80-90) and beans (Rs 80-90).
Even if retailers add a 50 percent profit margin on the wholesale rates, vegetables are now available at a substantially cheaper rate than previous month. For instance, the retail prices per kilo of vegetables in Belgaum on Tuesday were tomatoes (Rs 12-14), beans (Rs 18-20), cauliflower (Rs 20), potatoes (Rs 9) and onions (Rs 6-8).

Water Prices increase by a whopping 42%

KUWASIP, the agency in charge of supplying water to Belgaum has increased the water prices for all uses by 42%.

This increase will be effective from August 2008 in the ward where there is 24-hour water supply. The wards where there is 24-hour water supply are ward no.3, 4,5,6,44,45 (full) & 7,8,46,48 (part).

The old rate was Minimum of Rs.83 for usage up to 15000 liters & Rs.5.60 per thousand liters later on.

Now in the new rates, a new slab has been created of 8000 liters.

Therefore, if your usage is of 15000 liters now you will have to shell Rs.118 versus the Rs.83 you were paying earlier, that is a whopping increase of 42%.

The minimum earlier was Rs.83 and now it is Rs.48 but first it was for 15000 liters and now it for 8000 liters.
When I spoke to a few residents in those areas, all were complaining that this increase is too much.

The water supplied to Belgaum and in some parts of Karnataka is managed by www.veoliawater.com, under the supervision of the water board.

The image is of the pamphlets the water board is giving to all. It was given in both Kannad & Marathi, I chose the marathi one as it was clear & I could understand the matter in it. (I want no confusion or comments on why I selected the marathi pamphlet)

This kind of increase is untold to I believe. In this time of high inflation, this kind of an increase will create more holes in the pockets.

Khanapur Road, Civil Hospital Road hot cakes: Belgaum real Estate update

I had mentioned this earlier on this blog also, the incoming of big real estate developers in Belgaum have sky rocketed the prices of real estate. The same trend continues in town even when the real estate market is not doing so well with the hike in interest rates by the banks.

Civil Hospital Road (Dr.Ambedkar Road) the rate has touched Rs.35 lakhs per guntha, that’s a whopping 3215 per Sq.Feet on the other hand its rival competitive Khanapur Road which boasts of Ambani, Tata, Birla & Biyani on the same road now costs Rs.30 lakhs per guntha, that is Rs.2755 per Sq.Feet.

Now to me, that is a lot of money. Lease rentals are between Rs.50-65 per Sq.Feet. Due to the price rise on Khanapur road, the prices in the internal roads have also increased to about 12 lakhs per guntha.

Heard the Nucleus mall is asking for Rs.10,000 per Sq.feet for out right purchase.
The increase in the price has been very rapid. In the past year, it has risen by 25 to 50%. Is this good or a bubble which will burst nobody knows, at least I do not know.

The poor remain out of focus; common man the most helpless

The common man has started feeling the heat of the ever-rising inflation, which the Government claims to have caused steep increase in the prices of fuel and subsequently of essential commodities. The common man is the most helpless with no alternative but to shell out more to buy essentials as it is him on whom the burden is passed on to, ultimately.

Traders wasted no time in increasing the prices of all essential commodities and edible oils. Private passenger transport operators have also increased ticket price and passed off the extra burden on the commuting public. Goods transporters are apparently not lagging behind.
In Belgaum city, where the cost of living is relatively higher than many other cities and towns in the State, the prices have further gone up. The middle class is finding it difficult to cope with the rise in expenditure as the prices of essential commodities, land value and house rent have all gone up. The poor families remain simply out of focus and remain harassed.

In addition to the fuel pumps and foodgrains/vegetable/fruit markets, one of the sectors where the heat of price rise is immediately felt is the hotel industry. As far as Belgaum city is concerned, the prices in all restaurants have gone up. The average increase is from 20 per cent to 50 per cent on all regular dishes on the menu.

Though the number of customers has marginally come down in a few hotels, the loss is well made good by the increased prices. In a popular hotel in the city, the situation has not affected its daily turnover because the management has “marginally” increased the prices of food items, from Rs. 2 to Rs. 3 on idli, dosa, vada, puri bhaji and Rs. 5 on plate meals (from Rs. 40 to Rs. 45). The business continues to be as usual, says a senior staff of the hotel.

The prices in roadside chat and mobile tea stalls have also gone up. Vijay Dattaram Gaude, who runs a petty tea stall on Narvekar Galli in the city and arranges for door-delivery on a “missed call” on his mobile phone, has also increased the price from Rs. 2 to Rs. 2.50 for a small cup of tea. Whereas the same tea costs Rs. 5 to Rs. 6 in other canteens and cafes and restaurants.
Then, some hoteliers have been just more than shrewd and are taking the customer for a ride by not only increasing prices by Rs. 10 to Rs. 15 for each dish but also reducing quantity. Apparently, while traders continue to make profits, the common man continues to pay through his nose.
Interestingly, even invitations for tea from friends have come down.

Mouth-watering items but they are now making big holes in pockets.

As the inflation has peaked to a 13 year high, the prices of essential food commodities have also risen. In a city like Belgaum where going out to eat in hotels is very common the prices of dishes have increased alarmingly.

Take regular dishes like Idli, which used to cost you Rs.11 is now costing Rs.13 –15. Dosa, which was Rs.22, is now Rs.25. Uppit, pohe of Rs.6 are now Rs.10.

The same is the case with other items like pav Bhaji, now Rs.20. Tea, which was Rs.5 in a good hotel, will now cost you Rs.6. Even the small canteen where the tea was Rs.3 is now Rs.5.

Now lets make a move towards the bigger dining hotels. Here also the same story, the prices of dishes have been increased by Rs.10-15 per plate and in some places the prices have been increased by Rs.5 but the quantity has been reduced.

Now going out for dinner for two in a nice cozy place will at least need Rs.300 or more.

In all the pockets are getting bigger no doubt, but the prices of commodities are growing at a larger pace.

So the next time you call your friend for tea, you might just end up with tea and nothing else. Have a nice time…



Big Companies eye on Belgaum Real Estate

In the past year or so, I have posted more than a couple of stories regarding to real estate and the boom in this said sector.

As Belgaum is on the National highway, many big players and companies are eyeing to open or develop land here in Belgaum. Many of them have now identified places where they will do development.

A couple of malls are coming up in the city. Some prefer the outskirts and others the heart of the city. All the projects are of high investment & are done by outside companies from Pune, Bangalore, and even Uttar Pradesh.

Established players like Subhash Photos are now opening a branch in Tilakwadi to get the pie from the suburban market. Others are also catching on the same.

As all want to bite the share of this pie, a number of companies are coming in as they do not want to miss the chance and this is causing a price rise for land.

VRL group is planning to develop a project near Sambra on the Belgaum – Bagalkot highway.

Tata sons ltd had identified one spot on the Belgaum – Vengurla road but it could not get and approval so it is in search for a 2 acre site some where else.

Ashok Leyland is also trying to get 100 acres of land near Hattargi for its plant.

Fero steel will setup a steel plant on 80 acres near Santibastwad.

Sahara City is eyeing a 120-acre land near Halga.

K & A Consultants a Bangalore based company is also starting its projects here.

Due to this sudden rise in prices of land, the political interference has also increased and the Waghwade IT Park of 116 acres is just one example that seems to go into the grave soon.

May what it is, but Belgaum is changing and changes are for the better.

The picture shows you the correct pitture of the prices in Belgaum after the hike.
Altough the hike has been made be ready to shell more as almost all Petrol pumps are selling only Premium petrol so you will have to pay Rs.62.37 /Ltr of petrol.
If you are lucky you might get the unleaded petrol also.
The oil companies are looting the comman man. Infact I say the Govt is Looting the people. When there is unleaded petrol for sale why is that all the pumps are selling only premiuim petrol. The answer is simple there is more commission on that.....

Stamp duty on Buildings now 900 per Sq/ft

From now on if u buy a Flat or land you will have to shell Rs.900 per Sq/feet as Stamp duty to the government. This come s to 11% almost.
Earlier the rate was Rs.440 per Sq/feet. A 100% increase is done only with a view to increase the goverenmenrtts revenue. What a way to do it?????
