I had received many emails asking for land prices in Belgaum and I have just compiled some estimated market value as per the Sub registrar records. There can be some typo errors and information here has to be used only for approximate valuations. This blog does not guarantee exact and correct value.

There are bound to be many areas left out but in general you can ascertain the value by looking at the surrounding area rates. If still someone needs the value kindly mail back I will try and find out and paste it here as a comment.

Open spaces face land mafia scare

Land mafia along with some officials is making gratuitous use of their powers to grab the open spaces of land all over the city. The DC has ordered all the authorities like the Sub Registrar, Corporation, Tashildar and other offices not to register any such transfer of land.

 Shridhar alias Nyanesh Saraf has submitted to the DC the complete list of open spaces in the city with all details and has urged the authorities to see that the land is not grabbed by the land mafia and put to use for what it has been reserved.

 Nyanesh Saraf has categorically illustrated the various plots which are open spaces and reserved for parks, playgrounds, Women hostel, gardens etc. Nyanesh Saraf has appealed to the authorities not to accept any transfer of rights to the above properties. The DC has hence ordered not to register any such transfer without proper scrutiny. 

Nyanesh Saraf has also sought police protection for himself as he fears of an attack on his life. He said, my life is danger and I need police protection.

 Mr.Tinaikar who uprooted the Telgi stamp paper scam has been given round the clock police protection for his expose of the whole scam. Nyanesh Saraf has sighted similar protection for him as well.

What is UpRoot.in ?

A simple website to post classifieds online for free, it has been exclusively created for Indian users, and covers all districts in the country (600+).

Uproot has been designed by both as they have major experience in system software, particularly embedded system software. They are trying something new; web services. They shoulder equal responsibilities. They both design, code, make decisions with equal flair.

They chose Belgaum as it has its own set of advantages & disadvantages. But the advantages are now out marking the latter with the advent of internet.

 

They chose to develop their own web framework; a tailor made suit that fits needs, and is optimized for performance.

Own dream house in Belgaum: Wait & Watch

In this global recession the prices of land and flats have not gone down in Belgaum. I have been mentioning the same from a long time.

The prices of flats have come down but that’s attributed to the reduction in cost of raw materials and nothing else and the decrease is also not commendable.

All are doing a wait and watch policy here. People interested in buying are not yet making a decision yet. The buyers expect the prices to go down but the builders don’t.

One more notable factor I realized is that as other companies are reducing their costs on advertising the Real estate companies are increasing the spend at least in Belgaum. Huge hoardings of Queens court, Heda Builders are up in many places in the city. There are another few also I have seen like Nasco developers.

Real estate prices not down as in metros

With recession hitting India, the banks have just today announced some benefits for loans for homes below Rs.20 lakhs. The real estate industry was in a crisis and the best way to get it up is by lowering the lending rate and the requirements for a loan.


The math’s here is simple, if loans are readily available, people will buy new homes hence the real estate developers could sell their property and build a few more which will require steel, cement and other materials.

The prices of properties all over the country have come down but that is not the case with Belgaum, Infact this could be with many tier 2 cities. The price of land on average, which was about Rs.1700 per Sq/ft, has now stagnated at Rs. 1500 per Sq/ft, which is not a great fall.

The builders in past year have many problems of raw materials like high price of steel and cement. The builders think that with the loan process made easy there could be a good business at least in the short run.

New housing apartment by KHB near over bridge

The Karnataka Housing Board (KHB) is starting a new SIX floored residential apartment near the railway over bridge. This place measures about 2 acres 10 gunthas and is next to the Sagar Education. (This is the same place where fairs were being organized and even circus and food festivals) It is just next to the rail line and is visible from Congress road.

The work has just begun and the same is visible in the images. The KHB will spend about 24 cores for the project, which is being built by a Bangalore based company. The project is expected to be completed by October 2009.

Belgaum mapped by all Real Estate developers & Retail giants

Westside, the Tata group based Retail giant plans to set up its store in Belgaum. A ad was published in the Tarun Bharat regarding the same. They are in look out of franchises with a capacity to invest Rs.2 crores and a suitable place on the main road with 8000 to 10000 Sq.feet area.

So any one with big pockets go in and jump into the Retail boom, if anyone reading this does jump in do let me know, I will make another post.
Golden Gate Properties of Bangalore builders of some properties like Golden Grand, Yeshwantpur will enter into the Belgaum market. They plan to set up residential complexes in the next 18 months.

Khanapur Road, Civil Hospital Road hot cakes: Belgaum real Estate update

I had mentioned this earlier on this blog also, the incoming of big real estate developers in Belgaum have sky rocketed the prices of real estate. The same trend continues in town even when the real estate market is not doing so well with the hike in interest rates by the banks.

Civil Hospital Road (Dr.Ambedkar Road) the rate has touched Rs.35 lakhs per guntha, that’s a whopping 3215 per Sq.Feet on the other hand its rival competitive Khanapur Road which boasts of Ambani, Tata, Birla & Biyani on the same road now costs Rs.30 lakhs per guntha, that is Rs.2755 per Sq.Feet.

Now to me, that is a lot of money. Lease rentals are between Rs.50-65 per Sq.Feet. Due to the price rise on Khanapur road, the prices in the internal roads have also increased to about 12 lakhs per guntha.

Heard the Nucleus mall is asking for Rs.10,000 per Sq.feet for out right purchase.
The increase in the price has been very rapid. In the past year, it has risen by 25 to 50%. Is this good or a bubble which will burst nobody knows, at least I do not know.

Big Companies eye on Belgaum Real Estate

In the past year or so, I have posted more than a couple of stories regarding to real estate and the boom in this said sector.

As Belgaum is on the National highway, many big players and companies are eyeing to open or develop land here in Belgaum. Many of them have now identified places where they will do development.

A couple of malls are coming up in the city. Some prefer the outskirts and others the heart of the city. All the projects are of high investment & are done by outside companies from Pune, Bangalore, and even Uttar Pradesh.

Established players like Subhash Photos are now opening a branch in Tilakwadi to get the pie from the suburban market. Others are also catching on the same.

As all want to bite the share of this pie, a number of companies are coming in as they do not want to miss the chance and this is causing a price rise for land.

VRL group is planning to develop a project near Sambra on the Belgaum – Bagalkot highway.

Tata sons ltd had identified one spot on the Belgaum – Vengurla road but it could not get and approval so it is in search for a 2 acre site some where else.

Ashok Leyland is also trying to get 100 acres of land near Hattargi for its plant.

Fero steel will setup a steel plant on 80 acres near Santibastwad.

Sahara City is eyeing a 120-acre land near Halga.

K & A Consultants a Bangalore based company is also starting its projects here.

Due to this sudden rise in prices of land, the political interference has also increased and the Waghwade IT Park of 116 acres is just one example that seems to go into the grave soon.

May what it is, but Belgaum is changing and changes are for the better.

The company has also been promoting projects in Belgaum, one of largest cities in Karnataka.
The company has already acquired two prime properties in Belgaum. One property is of around 300 acres for a residential township, where around 5,000 houses would be constructed at an estimated cost of Rs 500 crore.
The second property is around 200 acres at the outskirts of Belgaum costing Rs. 200 crore.
The overall investment in the City of Belgaum by Mantri Realty would be to the tune of Rs 700 crore.

Is Belgaum Real estate in Real Boom?

Many changes have taken place in Belgaum in the past one-year or so in the real estate market. Infact the only market with double-digit growth has been real estate. Major retailers and developers have now pounced upon Belgaum to grab a share in the pie. Many new developments are coming up in Belgaum. I have already covered a few of them in my blog in brief.
From today I will try and elaborate on this in detail with details of the plans of the buildings etc. This is just a start. And to make a start, I thought of Geetanjali constructions of Belgaum itself.
They propose to build Geetanjali Plaza, a commercial approved layout just opposite Big bazaar on Khanapur Road, Belgaum. The construction has already begun.

Stamp duty on Buildings now 900 per Sq/ft

From now on if u buy a Flat or land you will have to shell Rs.900 per Sq/feet as Stamp duty to the government. This come s to 11% almost.
Earlier the rate was Rs.440 per Sq/feet. A 100% increase is done only with a view to increase the goverenmenrtts revenue. What a way to do it?????
